What you’ll do
⋆Collecting rents and up with late rents; maintain accurate, up-to-date records of property’s financial transactions.
⋆Works closely with Compliance Team to ensure that all property-related processes comply with local, state, federal, health, safety, and housing program regulations.
⋆Prepares monthly/quarterly Board of Directors updates/financials.
⋆Coordinate all detail of unit move-ins and move-outs, schedule and performs apartment inspections with residents present, prioritize and schedules necessary make-ready work with maintenance and vendors, and conducts completion inspections, maintain current details on all tenant movement.
⋆Performs quality control review of work orders completed and report on this metric weekly/monthly.
⋆Inspects portfolio on a weekly basis for “curb appeal”, ensuring trash is picked up around the grounds and all common areas, including any parking and garage areas, and notifying the supervisor and appropriate custodial agency if additional work is required.
⋆Monitor hallways, stairways, storage rooms, and laundry facilities for cleanliness and neatness. Contacts appropriate custodial contractors as needed.
⋆Maintains inventory control of supplies and equipment.
⋆Must possess current driver’s license and vehicle insurance, clean criminal record, DMV report and ability to be bonded.
⋆High School or equivalent diploma.
⋆Experience in multi-unit property management. Ability to study and pass the Alaska Real Estate License.
⋆Knowledge of Fair Housing Act and Alaska Landlord Tenant laws.
⋆Must possess a positive attitude, exceptional interpersonal and leadership skills.

⋆Some prior experience working with low-income housing residents as a property manager or resident manager.
