What you’ll do

⋆ Perform supervisory functions to assist Resident Managers and Leasing Agents.

⋆Work closely with Compliance Team to ensure that all property-related processes comply with local, state, federal, health, safety, and housing program regulations.

⋆Prepare monthly/quarterly Board of Directors updates/financials.

⋆Coordinate details of unit move-ins and move-outs, schedule and performs apartment inspections with residents present, prioritize and schedules necessary make-ready work with maintenance and vendors, and conducts completion inspections, maintain current details on all tenant movement.

⋆Perform quality control review of work orders completed and report on this metric weekly/monthly.

⋆Inspect portfolios on a weekly basis for “curb appeal”, ensuring appropriate staff have completed grounds policing.

⋆Monitor hallways, stairways, storage rooms, and laundry facilities for cleanliness and neatness. Contacts appropriate custodial contractors as needed.

⋆Maintains inventory control of supplies and equipment.

Minimum Qualifications

Must possess current driver’s license and vehicle insurance, clean criminal record, DMV report and ability to be bonded.

Must possess a current realtor’s license.

⋆College decree in an appropriate field; five (5) years of upper management experience (ten years of experience with no college degree in a solid property management organization – with background in tax credit and low-income housing.

⋆Background evaluating and developing business plans.

⋆Financial management experience, including P7L responsibility and development and management of cash flow projections.

⋆Ability to perform basic mathematical functions, understand account and financial concepts and use analytical skills in creating interpreting organizational funding/business documents.

⋆Ability to work with diverse cultures and people of many ethnic and social backgrounds.

⋆ Ability to set organization goals and implement programs; leadership skills to develop team efforts and accomplish programs through the appropriate supervisors and employees; demonstrated experience setting performance goals and measuring results.

⋆Must have leadership skills to diffuse conflicts successfully and work with diverse cultures and people of many ethnic and social backgrounds

Preferred Qualifications

⋆A Bachelor’s degree in an appropriate field and five years of experience in tax credit and low-income multi-family, and experience in community-based housing development is preferred
